We’re delighted to welcome PG local, REALTOR® Stephanie Bepple to our team! Read on to learn more about Stephanie and why she chose a career in real estate.
About Stephanie
I was born and raised in Prince George, third generation in fact! Since I was really young I always knew post-secondary education was in my future. I studied archaeology at Simon Fraser University and gave the big city life a try. I lived there for four years, graduating with a Bachelor of Arts with Distinction majoring in archaeology, a certificate in Cultural Resource Management, and a B1 class language certificate in German.
Following graduation it was very apparent to me that my heart had stayed in Prince George after I had left for school, and I made the decision to move home to be with my friends and family.
Why did you move into real estate?
While I will always love archaeology for what it is and what I got to do, my heart still made the ultimate decision for me to change careers to something where I actually got to stay in Prince George and work year-round (most of my archaeology work had taken me to spend long periods away in camps).
If you had asked me at any point in my university studies what I would do if it weren’t archaeology I would have told you real estate. I’ve always had an interest in people buying and selling homes, and I’ve had lots of experiences that allowed me to contemplate the impact a home has on a person’s life. The concept of “home” and the importance it has to shaping your life is very valuable to me, and I want to be more integrated in sharing that part of a person’s life.
What is your #1 tip for buyers?
Start investigating early in what it means to buy a house! This means doing some research into home ownership prior to even looking at the homes on the market especially making sure that you’ve really taken a good look at your budget going forward. Part of that will be going to meetings with various mortgage lenders and talking to them about getting a firm Pre-Approval. This should involve a face-to-face meeting likely involving things like proof of income, a letter from your employer, a credit check, discussing owned assets, etc. not just a phone call and a number.
I would put rainbows around the word “Pre-Approval” if I could. It’s really important. Ask them and your REALTOR® about additional costs of the transaction past the purchase price of the home so you can factor those into your budget.
What is your #1 tip for sellers?
Much like for buyers, start thinking early about what you will need to do before you sell your house. What kind of improvements or repairs should you do in advance of listing that could help the value of your house or impact how quickly it will sell? Put yourself in the buyer’s shoes and try to appeal to a general market.
What is the best thing about living in Prince George?
I love the access. You can get anywhere and everywhere within 20 minutes easily. It makes doing errands and meeting friends very convenient. We also have something of everything – from good food to cultural entertainment; from advanced education to shopping and nature-based activities. If you take the time to participate in the community you will find an opportunity for something to do no matter your interests.
I’m excited to be working hard to meet our community’s real estate needs. If you want to get together over a coffee and chat more about buying or selling a home, give me a call!
