When prospective buyers walk in the door, there are a few things you can do to make sure your home makes a good first impression.
Do a few touch ups
If there are any simple updates that could improve the look of your home, now is the time to do them. Consider getting the carpets cleaned. A coat of paint or replacing old fashioned door handles are inexpensive improvements that can make a big impact. Do the quick fixes, for example, replacing burnt out light bulbs or repairing doors that are difficult to open.
De-clutter
You’d be surprised how long this can take to do the job properly – don’t wait until the day before the open house!
If you have time, get rid of a few things you no longer need at a yard sale. Clear out the entry way, make sure kitchen counters are clean and clear. Put fresh towels and soap in the bathroom. Remove as many items from surfaces as you can, and get rid of unhealthy looking plants.
If you have a garage, workshop or outdoor storage space that is worth showing, make sure people can get in and take a look. If you can’t store things elsewhere, make sure items are neatly stacked.
Secure valuables
Unfortunately, opening your house to the public means there is a chance that something in your home could get stolen. Be sure to take valuable items with you or store them securely away. Be particularly careful to remove small items such as cash and jewellery.
Leave
You might think you are the best person to highlight the great things your home has to offer, but prospective buyers will probably feel differently. They want to look at the house from the perspective of their own needs and wants. They also want to be able to discuss the house freely, which is difficult to do in front of the home owner.
When you and your family leave the home during an open house, take your pets and their accessories with you if possible. If you have to leave behind food bowls or litter boxes, make sure they are cleaned out.
