Whether you’re buying a first home or moving to a new home, adding kids to the equation can make things a little more complicated.
Realtor® Rebecca Worthington helps families buy and sell homes in the Prince George area. She has a few tips for young families who are looking to buy their first, or next, home.
Work out a price point and stick to it
“Sometimes with young families, their list of wants grows and becomes much bigger than their list of needs, which can put pressure on them to look into a higher price bracket.”
There’s nothing wrong with considering a higher price bracket if it’s still manageable and won’t overstretch the family finances. But often it’s a case of building up expectations that are beyond what’s affordable for the family, and that can make looking for a home frustrating and disappointing.
It’s better to get a clear idea of what is affordable from the start, and be realistic with expectations.
Find the right neighbourhood
Most young families look for safe neighbourhoods in good school catchment areas where they will be close to other families.
Rebecca says there are lot of great areas for families in Prince George. The Heritage and Lower College Heights neighbourhoods are particularly attractive to young families because of popular schools nearby and the safe, family environment.
For those looking for bigger lot sizes or more bang for their buck, moving up to the Hart is a popular choice.
Consider the whole family
“I had one family that were moving to Prince George. The whole family came to view the home. When it was time to leave, the little boy (who was only two or three years old) sat down and started crying. He said, ‘I don’t want to leave my home! I love my new home!’”
Rebecca says it’s important to remember that a home has a big impact on the whole family, kids included, so although the parents will be making the big decisions, think about how this home will work for everyone. It’s not just a structure; this is where your family will create memories and put down roots.
Find a Realtor® who understands your needs
This rule applies to every buyer, but with all the added stress of moving with a young family, it’s important to find a Realtor® who not only understands the market, but understands your needs.
“Sometimes after talking with clients we realize their initial list of wants might create other challenges for the family, so we find them something else that will work really well and keep stress levels down.”
It’s often a case of finding a Realtor® you feel comfortable with, who will take the time to sit down and discuss all your options until you find the best fit for your family.
