6 Steps To Buying A Home
For first time buyers or those who haven’t been in the housing market for a while, hunting for the perfect home can quickly become confusing and stressful.
We’ve broken the whole process down into six simple steps to give you an idea of what to expect.

Evaluate your finances
Look at your income and expenses. Work out how your current rent or mortgage payments affect your finances. Use a home financing calculator to get a better idea of how much you can afford. Speak to a mortgage broker about getting pre-approved for a mortgage.

Discuss your wants and needs with your Realtor®
A good Realtor® will listen to your requirements and tailor their services to your needs. At the same time, be prepared to listen to their advice about what the market has to offer in your price range and geographic area.

Attend open houses and private showings
Your Realtor® will take you on private viewings of properties you are interested in and will give their expert opinion on the advantages and drawbacks of each property.
You may also decide to attend open houses, typically held on Sundays, to get an idea of the homes on offer in your price range.

Research the neighbourhood
Once you’ve found a home you like, make sure you are comfortable with the neighbourhood. If it is unfamiliar to you, ask your Realtor® what they know about the area, or go online to find out about the local demographics and access to amenities.

Make an Offer
Decision time! If you feel nervous about the process of making an offer, ask your Realtor® to show you a sample contract beforehand. The offer should be subject to financing and a home inspection. If you are buying in a rural area, you may want to include septic and well inspections in the subjects.
